 Important News about The American Recovery and Reinvestment Act!                

On November 6, 2009, Congress signed a bill which extends the popular tax credit for First-Time Home Buyers through June 2010

The $8,000 Tax Credit was scheduled to lapse on December 1, but will now be in effect through the end of June. Home buyers must sign a contract before April 30 and close by June 30, 2010.

Prior to these changes the tax credit phase-out range was a Modified Adjusted Gross Income (MAGI) of $75,000 - $95,000 (for single taxpayers) and $150,000 - $170,000 (for married taxpayers). Under the new legislation, the MAGI ranges change to $125,000 - $145,000 (for single taxpayers) and $225,000 - $245,000 (for married taxpayers).

Expansion of the tax credit extends a financial incentive to repeat home buyers.  Home buyers who have owned a home for 5 of the last 8 years can qualify for a tax credit of as much $6,500. The 5 years of ownership must be consecutive years and the home must be the buyer’s principal residence. The credit is available for purchases made after Nov. 6, 2009 and before May 1, 2010.

These rebates are still refundable and can be claimed on your amended 2008 tax return (for 2009 purchases) or your 2009 tax return (for 2010 purchases).  Buyers will also be required to submit a copy of their settlement statement to claim the tax credit.

Here's a very informative article from the IRS regarding how to obtain your Home Buyer Tax Credit.  You will need to complete IRS Form 5405 and provide documentation of your home purchase.

   Money Saving Tip- "The 5-Year Plan"  

Buying a home is probably the largest single investment you will ever make.  Each time you buy and sell a house, you pay significant transaction fees such as 1% transfer tax, mortgage lender fees, title insurance, and pre-paid taxes, for example. Plan ahead!  Project where you want to be in 5 years, the average length of time it takes to recoup initial closing costs and build some equity in your home.  Consider location, size of home, school district, and nearby amenities when making your purchase.  Look for a home which you could maintain and improve during your ownership in order to maximize your net proceeds after selling it and moving up to the next one.  Do your "home work" by keeping track of sales prices in your neighborhood and comparing your home's amenities and overall condition to those which have sold.  Remember, though, that the real estate market fluctuates, so don't become fixed on a particular range.  Rather,  keep current by getting periodic "market snapshots" from Internet-based programs.
